How to Find Home Buyers on Social Media in 2021
Whether you’re freshly licensed, or you’ve been in the game for years, the one area you don’t want to get behind on is your social media marketing.
It’s no secret that social media is a hot spot for finding leads and growing your client base. But, for most people, knowing exactly how to market on platforms like Facebook, Instagram, LinkedIn, and Twitter sometimes feels like a massive secret.
You’ve probably already noticed that what seems to work for one company, doesn’t work for another. Even more frustrating, your once successful campaign tactics are no longer bringing you the engagement and leads that it used to.
The truth is, you being successful or failing on social media all comes down to one widely unknown factor: Algorithms.
Even if you were to nail down a pattern for getting these elusive algorithms on your side, they can change at any time. When the way people interact with each other changes, the algorithms change too. And none of us have ever experienced anything like the massive changes of 2020. The entire world stood still. Not to mention the most politically charged election of the century. In response, Facebook’s algorithms have been rewritten entirely.
What Doesn’t Work Anymore
For the past several years, what got you the most likes and attention on Facebook was posting daily.
Now, if you’re posting to your followers daily, your numbers could be plummeting. Facebook can arbitrarily ‘sandbox’ or essentially lock down your account, only letting your posts reach as little as 7% of your followers!
Another major change that could be affecting your organic views is encouraging your followers to leave FB. That’s right if you post a weekly blog and you advertise to your group to “go check it out,” you might want to consider a new strategy.
The latest Facebook algorithm is favoring accounts that are keeping people on the Facebook platform. Instead of linking out to your blog, consider cutting your blog down to a few paragraphs and posting it directly on FB.
The Home Buyers You Should be Marketing to
Before you create any kind of content, you have to know who your target audience is. You may be surprised to learn that the largest segment of people planning to buy a new home in 2021 are millennials.
The millennial generation is anyone born in the years 1981-1996, or those who’re currently ages 24-39.
As of 2019, Millennials now make up the largest generational group, with a population of more than 72 million. A recent survey by Realtor.com showed that 63% of millennials plan on purchasing a home in the next year.
When you’re planning out the content, here are some key marketing research points to consider:
-Millennials use social media as a one-stop-shop for all their needs
-They prefer to shop from companies or people where their purchase will support a cause
-According to behavior patterns studied by marketers, close to 70% of millennials want adventure in their daily lives (For example, a mystery box or a give-away)
-Millennials will lose interest if their message is not responded to within 60 minutes
Twitter- the millennial gold mine
When it comes to marketing, Twitter is a gold mine of information.
While a majority of people may spend more of their time scrolling on social media platforms like Facebook and Instagram, utilizing Twitter’s search engine can give you more valuable insight than any other platform.
